山东烟台南部区域拥有数百公里的海岸线,仍处于待开拓状态,我们在搜索烟台背景资料中创造,烟台刚好处于神奇的“北纬37°”,这个纬度孕育了地球90%的人类文明,数个经典城市都位于这一纬度中,如雅典,波尔多,首尔,东京,西西里岛,旧金山,摩纳哥,塞维利亚等。
经典纬度的故事给了我们一个很大的启示,并终极形本钱案的核心观点,即在4平方公里的小镇上,享用同纬度八个天下城市的上风资源和美景。

观点方案阶段,我们充分研究了热点城市如三亚,曼谷,东京,旧金山,迈阿密等20多个城市。
例如对海岸资源的分级方案,会依据距海间隔长度,分为零线海景,一线海景,二线海景,每一线到海岸的间隔有其自身的规律性,如海岸间隔300米以内,基本为零线海景,由于这个间隔刚好放置一个标准规格的五星级度假酒店,如在研究三亚,已经国外著名的海岸度假区都依据这一规律。
距海间隔300米-600米之间,属于一线海景,不能直接贴海,但是视距是最佳的,加上此间隔之前为五星级酒店,大大增加了视觉景不雅观代价。
之后的区位则相对弱一些,可称为二线海景。

下图是我们在烟台海岸小镇之后,成功中标的另一个临海小镇案例(也可以叫临海社区),这一社区同时临河与临海,具有“双优”资源。
我们通过对河岸公园的改造,并开放社区沿河公共景不雅观,将稠浊社区商业移到沿河公场地位,大大增加了城市的区域活力和商业吸引力。
海岸此时扮演的角色则是“通达”目的地的一个终点,沿河公园将海岸与城市深处垂直连接,公园成为路径。
