山东烟台南部区域拥有数百公里的海岸线，仍处于待开拓状态，我们在搜索烟台背景资料中创造，烟台刚好处于神奇的“北纬37°”，这个纬度孕育了地球90%的人类文明，数个经典城市都位于这一纬度中，如雅典，波尔多，首尔，东京，西西里岛，旧金山，摩纳哥，塞维利亚等。经典纬度的故事给了我们一个很大的启示，并终极形本钱案的核心观点，即在4平方公里的小镇上，享用同纬度八个天下城市的上风资源和美景。并帮助开拓商真的连线这些同纬度天下企业，包括法国波尔多的葡萄酒庄，韩国的高尔夫俱乐部管理公司，旧金山的科技公司和国际教诲机构，东京的养老医疗品牌，西班牙塞利维亚的足球教练，摩纳哥的游艇会所，游艇驾校，希腊爱琴海的品牌酒店等等。让他们真的来到烟台海岸小镇，成为海岸度假方案小镇的内容ip。

观点方案阶段，我们充分研究了热点城市如三亚，曼谷，东京，旧金山，迈阿密等20多个城市。例如对海岸资源的分级方案，会依据距海间隔长度，分为零线海景，一线海景，二线海景，每一线到海岸的间隔有其自身的规律性，如海岸间隔300米以内，基本为零线海景，由于这个间隔刚好放置一个标准规格的五星级度假酒店，如在研究三亚，已经国外著名的海岸度假区都依据这一规律。距海间隔300米-600米之间，属于一线海景，不能直接贴海，但是视距是最佳的，加上此间隔之前为五星级酒店，大大增加了视觉景不雅观代价。之后的区位则相对弱一些，可称为二线海景。

下图是我们在烟台海岸小镇之后，成功中标的另一个临海小镇案例（也可以叫临海社区），这一社区同时临河与临海，具有“双优”资源。我们通过对河岸公园的改造，并开放社区沿河公共景不雅观，将稠浊社区商业移到沿河公场地位，大大增加了城市的区域活力和商业吸引力。海岸此时扮演的角色则是“通达”目的地的一个终点，沿河公园将海岸与城市深处垂直连接，公园成为路径。扮演了此区域城市“旧改”，肩负“特色城市，活力城市”义务的主要 角色，我们希望通过这一观点，使得城市变得“不一样”，不再是“千城一壁”，而是“丰富，稠浊，多业态，康健，生命力”的多型城市社区。
